Greenage: A Birds eye view

Salarpuria Greenage, situated on Hosur main road, 3 kms from Koramangala,  is an premium apartment complex being built by Salarpuria. The apartment is proposed to have 1700 flats 1683 to be precise. In phase 2 there are about 600 flats and rest of the flats are in phase 2.
The apartment is promised to have over 100 amenities and is one of the hottest property in Bangalore India having won many awards in 2013.

So far so good, you would think ohh its a very nice property in a great locality with a reputed builder whose motto is "Trust is what we build".

Now coming to the finer print, we owners in Greenage think that motto for Salarpuria should be different, it should be "Trust, It's what we break. Harassment, It's what we do".. The builder has been harassing the owners since the apartments were booked, the apartment got delayed by 2 long years from the promised date and there was no compensation paid due to one sided agreement by the builder.

The builder had promised 1 A.C in the master bedroom in the sale deed and now is going back from that point saying it was a mistake, ohh come on what kind of businessman are you who can't keep his contractual liability. Tomorrow you can say it was a mistake the price of apartment has been raised by 50%

In the sale deed maintenance for first two years was mentioned to be .45p per square feet but now builder is going back on this clause too, raising additional bills for water and diesel charges. What else is included in maintenance if water and diesel charges are not included. Some residents went to talk to builder why is this they were presented with a false account statement stating that their expenses have increased. It was his sales pitch that you will save this much on maintenance for first few years and now he is thinking about expenses, utterly wrong. Now we residents are receiving threatening notices from builder that if we don't pay the maintenance charges on time, our basic amenities like water/electricity will be cut. They build homes and then blackmail people to adhere to their unreasonable demands.

We hereby bring to your kind notice that the facility management at Greenage is facing acute financial crises to meet  day to day essential services mainly Diesel and Water Charges.
We all are aware that the consumable expenses are shooting up due to unreliable power failure and scanty ground water level wherein bore wells have no yield and we are mainly dependent on the out sourced water. We have to make the payments in advance to all the vendors to receive the essential supplies on time for Greenage. Hence, we request all the good residents to kindly make the DG/Water payments to help us support to provide you the essential services promptly.

Going forward, we would be constrained to withdraw the DG back up power for those who default the payment. The due date for payment is 20th Aug 2014, thereafter 18% interest will be levied as mentioned in DoD.
Request you all to consider and give a positive thought in this regard and come forward to make the payment.

Pl note: There has been some false rumors being spread within the community saying that NOT TO PAY THE DG & WATER Charges. Please do not believe such false media else, one day you will be left out in darkness & in desperate situation without having DG back up power.
Negotiation team is in dialogue with the SS management to seek some discount on the below mentioned tariff. We will be pleased to pass on the benefit and adjust the same in the upcoming bills, if the outcome of the verdict is benefiting to the residents.

The charges mentioned below is at par minimum.
2BHK : 600.00/per month (Inclusive of DG & Water)
3BHK: 800.00/per month (Inclusive of DG & Water)

The amenities as promised in phase 1 are still not complete, and the builder says his phase one is done, because "Trust, It's what we break. Harassment, It's what we do".

We are stuck with our biggest investment in life with a cheat builder and management, they don't want to hear the residents and their appointed representatives, please be wise before deciding on your investments.
